TRUE NORTH INSULATION | SEELEY LAKE, MT

Spray Foam Insulation in Seeley Lake, Montana

Seeley Lake is an unincorporated resort community in the Seeley-Swan Valley, about 45 miles northeast of Missoula, with roughly 1,600 to 1,700 year-round residents and a quiet wilderness character that has survived the growth happening elsewhere in western Montana.

The building that happens here is largely custom, frequently second homes and mountain properties, and the standard expected of an envelope is correspondingly high.

MOUNTAIN CLIMATE

The Climate a Seeley Lake Envelope Has to Handle

Built for a Long Heating Season

Mountain properties need reliable air sealing, moisture management and thermal performance through prolonged winter conditions.

Seeley Lake has a humid continental climate with four distinct seasons and significant temperature contrast. Annual average high sits around 55°F against an annual average low near 27°F. Precipitation is moderate, roughly 21 to 24 inches a year, spread fairly evenly across the months, and the winters are very snowy.

The design consequence is that this is a heating-dominated climate with a long season and real snow load, and the envelope has to perform through extended sub-zero stretches rather than occasional cold snaps.

For custom homes and properties that may be unoccupied for part of the winter, continuity at the roof, walls, foundations and transitions matters as much as the insulation material selected.

ROOFLINE PERFORMANCE

The Hot Roof Assembly

For a Seeley Lake home, the roofline is one of the most important parts of the insulation specification. Maria's proposed approach uses closed cell spray foam applied directly to the underside of the roof deck, bringing the attic into the conditioned envelope.

This hot roof design can reduce drafts through the attic and help protect plumbing lines located there from freezing, an important consideration for a second home that may sit unoccupied during part of the winter.

Careful roofline detailing also helps manage heat loss associated with ice dam formation under heavy snow loads. The correct foam thickness, required R-value, vapor-control details and unvented-roof requirements must be confirmed for each roof assembly before installation.

Second-Home Considerations

A well-designed building envelope helps support winter resilience, but insulation does not replace appropriate heating, freeze protection and maintenance for an unoccupied property.

WALL ASSEMBLY OPTIONS

Wall Assemblies, Two Ways

Seeley Lake custom builds can call for different wall assemblies depending on budget, framing and performance goals. Maria's draft outlines two approaches: a flash-and-batt system and a full-cavity closed cell foam system.

Flash-and-Batt

A relatively thin layer of closed cell spray foam is applied against exterior sheathing inside the framing cavity, with the remaining space filled with high-density fiberglass or mineral wool batts. The foam layer provides an air-control function while the batts contribute additional thermal resistance.

The foam thickness must be evaluated for condensation control, and the entire wall assembly must meet applicable thermal and vapor requirements.

Full-Cavity Closed Cell Foam

Filling the cavity with closed cell foam offers a different balance of air sealing, thermal resistance and rigidity. It may suit custom builds where envelope performance is a priority and budget allows for the higher material cost.

Thickness, framing depth, thermal bridging and any additional insulation layers should be determined during project design.

Both approaches can work when properly designed. Neither should be assumed to meet the adopted code without reviewing the full assembly, including its continuous insulation, thermal bridging and required protection.

CUSTOM HOME PARTNERS

Working With Custom Builders Here

Most of what we do in Seeley Lake is new construction alongside custom builders and owner-builders. We price from plans, produce a written scope with materials and thickness specified, flag assembly details that will cause problems later, and show up on the dates we commit to, which does matter on a remote site.

Whether the project is a mountain retreat, a year-round home or an outbuilding, early coordination between the builder and insulation contractor makes it easier to address rooflines, wall transitions and mechanical penetrations before finishes go in.
